- Review binding contract and all ancillary documents and collect any missing signatures.
- Notify Agent of Contract Deadlines. (Client too, if agent wishes).
- Send contract to lender and attorney.
- Send attorney commission agreement and fees to be charged.
- Send buyer/seller, lender, attorney and co-op an email explaining my role in the transaction.
- Request Utility information from seller and send to buyer.
- Provide three inspector recommendations and schedule inspections.
- Provide three termite inspector recommendations and schedule inspections.
- Make sure appropriate parties are given copies of inspection/termite report.
- Ensure buyer/seller is well informed of the transaction every step of the way by communicating with them weekly.
- Communicate with the lender about appraisal & loan process and approval.
- Schedule closing appointment and notify all parties.
- Schedule final walkthrough.
- Finalize all documents and obtain signatures if necessary & ensure the file is in compliance with State and Broker.
- Call lender and verify a clear to close.
- Remind agent to schedule final walkthrough.
- Make sure attorney has received package from lender.
- Complete Commissions Request .
- Submit Documents to Broker for compliance.
